I found this young lady runs a "business" scamming properties by applying for apartments in her name and leases them to a third party.

To all Dallas community/property managers, I need yall aware. I just had applicant apply for an apartment for my community. Upon reviewing her fraudulent paystuds, I furthered my investigation to her Facebook. Where I found this young lady runs a "business" scamming properties by applying for apartments (as of October) in her name and leases them to a third party. She's given a list of properties, that I've already began attempting to inform, of where she has properties. Be on the look out for this imposter. Attached as well as the properties is her "services."

She’s basically making bank off people she knows can’t qualify for the apts on their own. They’ll use fake everything to get approved, she’ll sign and pick up keys then whoever pays her whatever amount she is asking is the one that moves in and she is on to the next one. It happens all over Houston area and here in Dallas as well.

The one way we always catch them is when the credit comes back with nothing on it and they are over 20, paystubs will have errors. We verify everything, rental, employment, etc. also use checkpoint id to verify identity.

Just been doing this too long, just gotten good at them. Anyone over the age of 18-20 will have something on their credit usually. It’s very rare that they don’t.

Started going down the rabbit hole. Look on her profile, that leads to others on her page. These are rings that live all over. Turn this in to the police Cassie. They will dig in.
Everyone else can look on her profile and see her friends do it too. One lives in CA. Alpha Barnes was on there as I searched. Make sure your criteria is locked down on thin files. You should have a fraud solution in place. Two kinds, at tour and at application that ties the phone number into the credit file. THEN your staff should be doing due-diligence. I was dealing with a lot of fake paycheck stubs and bank statements in Cedar Hill Texas. I finally found a solution because my main concern was income. If you can verify income you can usually verify that they are who they say they are. Company is called The Closing docs. No more getting paycheck stubs or bank statements. We send a link and the prospect fills out some information and it connects to there bank and sends us a report! Has been working very well. Been using them for about 5 months.

This upsets me on so many levels. We had a similar situation. She accidentally told on herself when calling our office through a recorded line. before we answered the call we could hear conversation she was having with somebody else and how she's going to hit up three other properties and apply.

Google the phone numbers. You will find that they are attached to more than one “employer” - I had one once that was housekeeping same number for health care.

We have been seeing similar issues in River Oaks, Houston. On average at least 1-2 applicants a week provide fake paystubs, company does not exist.
