Monthly rent is essentially splitting up the full lease term into 12 monthly payments (or however many depending on lease term). So it seems like this program would basically be a payment plan for a payment plan lol

No this program allows the residents to make two payments per month to them and they pay the payment due on the 1st as an example

So if their rent is $1500, they could pay Flex $1000 and then two weeks later $500 or whatever they worked out. Flex pays the full $1500 on their behalf on the 1st.

They pay residents rent in full at beginning of month & resident pays them back over the month.

Seems like at the aggregate level that would tend to attract people that have fewer financial planning traits which would inherently propose a (if even only slightly) higher financial risk.

Yep! There have been a few issues with payments not coming on time but that’s primarily due to residents applying for the service late.

You can do this on your own, without much effort or additional cost.

You have to work closely with your accounting team to ensure you don’t capsize monthly income expected within the first few days of the month. Most mortgages are paid on the 10th.
