Hey all! Whats a standard response to a non renewal? This particular non renewal is due to a severe infestation of roaches and extremely poor housekeeping.

If they question us on why we are not renewing their lease, we just reply that we are exercising our option not to renew the lease, just as they would have the option not to renew a lease when offered. We have in our lease X number of days notice by e? See more

I believe you don?t have to provide a reason to end the lease. It?s no different than the resident giving you notice that they no longer want to renew. That?s what I tell them basically. The lease only renews if both parties participate. At this time w? See more

Are you required to provide an explanation? If you are then I would simply explain that you have a responsibility to maintain the community and their conditions are not only unacceptable but also pose a risk to the community. Hopefully you have docume? See more

Our policy is to simply say ?Managements Decison?. Wouldn?t get into a back n forth situation etc.

It depends on your State laws, but our non-renewal goes something like this "We are not renewing your lease."

If you are not required to provide explanation, simply state that the property has exercised it's rights as outlined in section (insert here) of the lease agreement. If you have to provide an explanation, be honest!

I just did my second! The first was a royal pain, the second was much easier. They verbally harassed and threatened physical violence to another tenant. That did not work so well for them!

Do you require that your residents provide a reason they are giving you their notice? If no, then it?s better you just quote the ?notice? paragraph of your lease and let it be. If you or any member of your staff provide a reason then that?s what you wi? See more
