Once painted then touch up throughout the turnovers also it's cheaper to paint walls and ceilings the same color

Diana Russell I've seen many properties try to change flat walls to eggshell or even semigloss, it always looks like garbage and costs so much money to do the sheen change.

Jonathan Cheville yup!! I had to redo all my hallway corridor walls....the prior mngt painted ALL hallways with FLAT paint

Diana Russell a superintendent of a large multifamily general contractor once told me that he always has the hallways painted flat because flat paint hides more imperfections in the drywall, so he gets fewer punch items on his acceptance walks. When I pointed out that as soon as people start moving in the walls will look terrible because flat paint scuffs easier he said "I don't give a shit what happens once people move in"

We use eggshell on the walls. They would never move in with it looking like this but they move out and see no issue. Do y’all charge for painting certain walls or always absorb the cost completely?

Jessica DeLano we charge back what we are charged from vendors to return to make ready/move in ready....we provide this in our lease and move out packets

With all the changes to paint bases due to continued supply chain issues, touch up painting is almost never an option anymore. We use semigloss on all walls now so they can at least be cleaned. Never had an issue with this.

We use semigloss paint. We dont have to do a full paint out each time unless resident destroys the unit. Most of my make readies are an hour or less worth of work.
