An anonymous harassing voicemail left at office which was found to be sister of tenant. Sister is not a tenant, but was visiting tenant for few hours then left and made call. Tenant says she had no idea she did it and was apologetic. How would you handle? TIA

It want the tenant, so probably nothing. I glad the world doesn't hold me accountable for what my brother has done.

Tamara Pitts Mahaffey for real’s, I got pulled over for speeding near where we live years ago when my brother was in high school and the officer asked me if I was related to (my brother) after he read my license. I literally said, why is it gonna affect the outcome of whatever is happening here lol I got a warning for speeding, but still,..

I would say it is handled at this point. If it happens again I’d make sure she understood she is responsible for the behavior of her guests on property. Ultimately it could cause her problems living there.

Jennifer Ryan sure and I discussed that with her. She wants to confront her sister about it but is concerned she may call again and doesn't see how it would be her fault or jeopardize their housing when she can't control what she does.

I wouldn't do anything. First, I don't deal with anonymous tips, letters, notes, VM, etc. Second you spoke to the resident about it, so she is now aware, if she didn't already know. Just keep your eyes and ears open to see if there are additional issues.

I doubt your lease addresses the type of calls you get from relatives of the tenant. Probably not much you could do even if you wanted to. Big question why would you even want to? Seems like a massive distraction to spend time on “someone random said some mean things to me.”

If they can't leave their name I would not respond.

I’d ignore it, obviously she’s got issues - probably wanting a reaction out of y’all.

Let resident hear the VM. Document via email won't be tolerated moving forward. Then move forward and deal with real issues.

You spoke to the tenant. I wouldn't do anything further than document your conversation in the tenants file. If anything further was to happen, I would then start by contacting the tenant and let them know that they are up responsible for their guests and they need to put a stop to it or the guest is bo longer welcome and will be trespassed if they return.

Not really - Just that she hates our policies (I assume our smoking policy), that she has reported me to the owner for my ruthless behavior and "inappropriate rules that are illegal," and reported me to the BBB, then ended by saying "F#%@ You B%@ch!" I have NEVER met this lady! Love my job!!
