Anyone leverage technology they like to make documenting the Move-In/Move-Out process easy for themselves and residents?
We just use a standardize pamphlet that's like 10 pages long and has every possible configuration of rooms, living rooms, bathrooms, and expect the resident to indicate which of the rooms have issues.
Never happens, because we give them the document electronically with their lease, nobody prints it, yadda yadda yadda.
Would be nice if there was some sort of APP based way to do this. We use Buildium, fyi.
We use Appfolio, we do a full photo inspection prior to move in, at renewal, and at move out. We take detail and whole room photos of all rooms. Resident issues are notates in work orders so we have a paper trail, but we use the move in/move out photo inspection as a means of comparison when documenting move out charges its been very handy
We use Appfolio for our software and there is away to do inspections with pictures and verbiage. We then share that with the resident and they have 3 days to add things they missed or sign it. We also can do their quarterly inspections in it to document the condition. Love it.
I think I have access to Happy Co through Buildium, but I thought only my staff could use it. Are your residents able to perform a, sort-of, move-in inspection to confirm everything is in order and report anything that is out of order?
We use RentCheck. It’s an app. The resident takes pictures of all areas you tell them to. It has worked great for us. We also use for move out inspections and yearly inspections. It makes a pdf with all pictures, comments, and etc.
