Looking for opinions on Apartment List. They seem to bring in an extraordinary amount of leads and a low lease rate for us.

Looking for opinions on Apartment List. They seem to bring in an extraordinary amount of leads and a low lease rate for us. How are they able to double even triple what other major ILS's do? Thinking about cancelling. Would love thoughts.

Keep it and create a general template response email. It helps organically boost your SEO which is worth it since it’s such a low cost annually.

We always had issues with Apartment List because it seems like they generate prospect inquiry emails when someone just visits your property listing page… completely unprompted by the actual prospect. So a lot of inquiries you get from them are unviable because the prospect didn’t actually personally request more information.They have the prospect put in all of the information of what they’re looking for and their contact info on the landing page of the website, and then shoot that out to any property that the prospect clicks on. Wether they determine they’re actually interested in it or not. So that’s why there’s such a low conversion with those leads.

Brenda Andrews Sherrill because their amount of leads skews our conversion ratio quite a bit. And it’s a lot of work for the staff to work through leads that will never pan out.

Leah Pantalone I get that. Fortunately, we only consider tours in our conversion ratio and we use AI to respond to email leads.

Tracy Spencer Wiley 4 months. It’s does a fair job. There is another one that my company is piloting that apparently works better, but I can’t remember the name. I think it does more. I’ll go back through emails and try to find.

Ask them to split their "Love it" leads from their "high intent" leads. Long story short, favoriting a property sends a contact even if the prospect didn't actually mean to send one and was just sorting the list. You don't want those coming to you directly, they can go into the AptList AI to be worked. You just want the leads with "high intent" aka leads that actually hit a contact button, not just a heart.

Lindsey Squints thank you! I’m more curious on other’s experience with the amount of leads in comparison to other ILS’s. With us, we have a great lead to lease rate for every source except Apartment List. It’s something we’ve been watching for almost a year now.
