We have it through Spectrum. 100mb/s is not fast enough anymore due to ppl working at home. Having options for ppl to upgrade their speed would be amazing. All of our residents have private networks with password protection.

I have never not worked at a property without bulk. I work from home now and the property I live at has it through ATT and 300 mb/s is what they offer us. Each network is password protected and if residents want faster speed there is an option to open our own account with ATT and opt out of the bulk option.

Depends how it is structured. If you are in the middle then you now become their internet provider and have to support it which sounds like a bad idea.
If someone else is managing and billing it then the performance of that is going to be dependent on many technical factors outside the scope of this discussion. It can be incredibly awesome or a punchline of a bad joke.

We have it. We went directly through ATT and are on fiber, so 1gbps. Residents can use wireless or be hardwired. My only complaint is that when it doesn’t work or speeds slow down, it becomes my problem.

From a tenant side - I hate it. I’ve had it at 2 properties and the speeds/bandwidth don’t compare to your own modem and router. I had to get my own service thru spectrum, so now I’m double paying for internet, once to the property and second to Spectrum. Just my side of things

I have internet/ cable bundle package through spectrum. 300 plus speed. It is mandatory for each resident to get it. I have a dashboard and control the internet part. We pay for every unit every month regardless of occupancy. We charge $65. It’s a great deal and we have very few issues. I do think I’m due to increase the fee as we’ve been at $65 since opening 3 years ago. There’s money to be made for sure. I’m concerned with the streaming now that the cable may be one an issue. I sell it like you can’t even get internet for the amount you pay for both.

It is not worth the drama from residents when it goes down or when it's slow, lost of lease due to the price and extra add one, and the heat from the servers.

I loved it. When they didn’t pay rent I would deactivate the wifi and not turn it back on until balance was paid.

In my commercial building we are the sole providers of phones and internet. When I first bought the property in 2021 and during takeover, the original owners and management company had Cox which was horrible and a disaster and super expensive. I found a local company to come in and provide it and I couldn’t be more pleased. The servers are located in our building and a big upside is the speed of the internet and the fact that we have had zero outages, knock on wood. For internet, we are charged one set price a month regardless of how many offices we add or tenants that move in. There is a setup fee when a new tenant moves in and has services connected, which is charged back to lease. Any upgrades or additional equipment or work for a tenant is billed to us at a discounted rate and we charge full price to tenant. Because they’re local and small, response time is amazing when needed. I collect 4x in internet charges vs what I pay and it still saves the tenant money if they would contact an internet provider themselves.
