Just curious how many companies out there still have weight limits on their pet policy?

Just curious how many companies out there still have weight limits on their pet policy? I work for a company that only allows 40lbs and below. I feel this is outdated and a lot of small dogs tear up the units more. I would love to hear your thoughts about this. If it was up to me, I would all allow all breeds and weights.

No weight or breed restrictions. The weight thing is very outdated. I can understand some still having breed restrictions for insurance purposes but even that's becoming a thing of the past. Same with "WOW" fridges. Super outdated. ***EDITED-when I saw WOW fridge, I'm referring to the fridges that have tacky decoration in them and a bunch of junk. Communities should definitely have a beverage fridge so they can offer prospects something but it should be Starbucks, Body Armor, Perrier, etc. It drives me crazy when I walk into a community that advertises themselves as "luxury" and they have dollar store decor, pop and Skittles in their fridge.

We do. Some of our properties have some very rigid property insurance rules which won't permit certain breeds. I have a unit who i found had a mastiff bigger than me, resident made it an ESA, second floor upper unit and the downstairs resident is already concerned about the noise and barking. The thing is the size of a pony. Nothing I can do about it.

Im not sure if a weight restriction is intended to prevent tearing up or is it intended to prevent larger breeds that are 1) heavier on floors in units and hallways/ noise 2) harder to control on leash if dog was getting out of control on leash 3) do more damage in a bite or attack if something were to occur.
These are the things I always thought of in regard to weight restrictions

Ours is 35 lbs at adult weight... like Stephanie said; bigger dogs equal bigger poop (or pee when not taken care of). Sucks for responsible dog owners but also not fair for larger breeds to be stuck cooped up in apts when lazy owners don't take them out.

Agreed @ more damage by smaller dogs Inclination of smaller dogs allowed to potty in house using pads. Sometimes, they never see the sun.

We have a limit of 45lbs where the resident only has a small patio or balcony. Our properties with a larger yard area we have a 75lb limit. It's based upon how much space the dog has.

The size/weight limit also has to do with the sound of large dogs. When running & jumping, it can be heard by their neighbors below.

Many years ago our company changed from 25# to a height limit of max 17" at the shoulder. I think that's the AKC delineation when over that is considered to be a large dog. The change has worked well

We had weight restrictions for upper floors just for the added footstep sounds. Sometimes we had weight limits for the sake of the dog too. A 100lb dog is simply not suited for a 350 sqft studio.
I wish they'd do without breed restrictions though.

Our policy -- 1 per apartment, 25# and under - $250 Extra Animal Deposit in addition to the SD (refundable if no damages to the apartment, plus $25 extra per month on the rent). 50# and under - $500 Extra Animal Deposit, in addition to the SD, plus $50 extra per month on the rent. NO puppies, no Kittens -- must be spayed or neutered. No vicious breeds. Must have annual health statement signed by a vet, which states their inoculations are up to date, the WEIGHT of the animal, and it's status as to spayed or neutered. They must also provide a $100,000 Liability policy in case the dog or cat attacks and harms anyone, naming our company as an additional insured on their renters policy. Finally, they have to name an Alternate Custodian within 50 miles of the apartment to take the animal in case the owner of the animal becomes incapacitated (or incarcerated). Since about half of our apartments are second floor apartments, who wants "horses or ponies" gallumping up and down the steps numerous times a day.
