I don’t believe you can. Technically the unborn child is not supposed to be even in consideration. Once the child is born then you can add as aminor

Tina Asher for affordable an unborn child can be considered for household size and whether they meet income restrictions.

Tina Asher no. Fair housing applies. You can do an affidavit which increases household size and therefore increases the income limit.

Tina Asher that’s not the case. As far as fair housing is concerned you cannot count an unborn child for occupancy in restricting unit type. And you cannot ask about an unborn child or deny a person based on the fact that they are pregnant. For waitlist purposes you can count an unborn child to qualify them income wise. It is not a fair housing violation because you are not denying them housing.

Adrianne Luper great explanation! I was confused with some of the comments, but I was only thinking for # of income qualifiers not unit size.

If compliance is adamant about it. Then I would think you could add them just like you would any other addition to the lease as a occupant and just name it unborn child.

As a Compliance Specialist with 16+ years in affordable housing I am genuinely curious why some don't think an unborn would be an occupant. If disclosed they are 100% counted as that would be a known change in the next 12 months.
To answer OP's question, we have a different software and do not operate with wait list, but we just put name as unborn child and that is also what is wrote on application. We are 100% LIHTC so not sure if that makes a difference or not

If compliance is admitted about it , tell them to read the fair housing laws. Seriously.

We just add "Unborn" to first name and "Child" as last name, expected date of birth and all 9's for SSN. You would do so by adding under summary tab, household information.

Thank you all for your help I thought Onesite had a place to actually put a response for unborn. We only use this to determine unit size when placing on our wait list. My sister property had their MOR today and was hit on this issue.

You can't enter a unborn child and you can't count them until they are born

I thought because of fair housing you cannot even consider an unborn child. Interesting
