What language do you use when denying an applicant because their previous rental history is problematic?

what language do you use when denying an applicant because their previous rental history is problematic? Specifically for marijuana use - i’m getting verbal negative feedback, but nothing in writing from previous property managers

We just say they didn’t meet our property’s rental requirements. Very broad. I let them know that we do not make the deciding choice, we have a third party company that does all of our screenings and then puts out their recommendation based on preset factors that corporate has determined. If they have concerns they can reach out to the screening company for a copy of their background/credit, but we don’t have access to that.
In my experience the less you say, the better.

Yes. Did not meet rental criteria or due to derogatory rental history if they have outstanding balances to previous landlord or evictions

Your prior rental references where not favorable.
Maybe behaviors will change when choices and consequences are fully understood. I won't hold my breath.

Michelle Cornelison-Cruz hahah luckily I just got it in writing! But it’s from a previous landlord I saw on his address history not what he provided. Not sure if that’s an issue.

How about “your application didn’t pass our screening”… You don’t have to give them the reason if it’s listed on your rental criteria.

For legal reasons, we are not permitted to give specifics. Our standard denial letter reads:
"We have carefully considered your application including the credit references, rental history information, credit checks and income information, all in combination.
Unfortunately, after reviewing and assessing this information and documentation, we are not able to approve your application for tenancy.
Thank you again for your interest."
