Looking for any advice for getting people in the door and signing that lease. We post on social medias, do locator blasts, preferred employers, move-in specials, etc. our market surveys show the area is slowing down collectively, but we were always 96-100% occupied and we now have vacants and notice to vacates. No notice to vacates have been negative about the property or their experience and we have great residents, rarely any negativity. Our current apartment homes finishes are not updated like these new builds but still nice and people want to live here, but now it seems people either like it or they don’t. We are starting some upgrades (paint/trim color change, fixture updates, pendant lights) to modernize our apartment homes. Of course we are now entering slow season and the holidays and we are currently offering $1,000 off your first full month on vacants. I’ve been at this property for about years and this is the lowest trending we have been. Any advice is welcomed!
So sorry you're going through this! How are your traffic numbers? Are they lower than usual or less than needed or are the leads not converting to walk-ins, leases. Check all of your social media sites, websites, etc. Get some fresh pics & videos posted. Decorate display, mini model with holiday theme & take new pics. Lights, garland/bows, battery candles, wrap boxes, etc. it can really jazz it up for little money. Post new pics where you can, live stream a video tours, etc. How's the leasing mojo? Does it need a boost? Shop comps, have a fun challenge for leases game at property, post your goals. I'm happy to chat more to see what boosts may work - feel free to reach out [email protected]
Pull all your leads that haven't leased for the last year or more! Send a cute and inviting email or text, and start calling them too! Get them re-interested in your apartment homes!
Listen to all your team's calls and see if it's time for some coaching moments. Sometimes we get lazy or canned or tired or...
Do some fun things like reward the best phone call of the day, or the most appointments set, the most follow up on old leads, or something else that helps get traffic in the door!
Make touring easy-peasy! With self-guided tours, virtual tours, live remote tours by facetime, in-person tours...let the prospect "have it your way!"
