For those doing self-guided tours, how are those going for you? Do prospects prefer it? Has it it impacted closing ratios? Are you using a 3rd party provider to help facilitate, an app, etc? Would love your feedback!
I am also curious about this. I know a lot of showing softwares offer smart lockboxes and verify identity, but I feel like people can scam through anything. We live in a VERY tenant friendly city, so my biggest concern in rolling anything like this out is the possibility of squatters and risking a lengthy court process that is 100% the brokerage's fault for allowing unescorted showings.
We’re using tour24, and we really like it. At first no one was doing it, but I think that was because it’s new technology and we’re the only property in our area utilizing it.
I have an old factory warehouse so the directions were hard to iron out, but I get around 5-10 a week. I’ve noticed that many are not looking for a few months, and are younger. We put a link in our auto reply and we’re seeing that prospect immediately book.
Often, the app brings them in and they will come to the office to ask questions or call later, but it really does get them through the door. We like it cause they need a credit card and 2 factor ID to book.
That’s always a risk. We use a third party app, and there are beacons we placed throughout the tour path that will track/ping when the prospect went through. We haven’t had this issue yet, but I suppose if someone was in the fitness center for 3 hours we would know. Our app also has a credit card on file in case the prospect takes the keys or fob.
We have been using RENTLY, a lockbox service to show our apartments. The biggest drawback is people do not want to give out their Credit Card info to take a tour, OR "I have to PAY to look at the apartment?". I explain it is part of the vetting process (and you would not believe the amount of people that actually lie on their form -- like they have a great credit score, and when we run their credit after they actually fill out our rental application, it is dismal). We have someone on site that keeps an eye on "things", and we let that person know when we have actually approved a tenant and when they will be moving in.
Check out something like RentEngine. Their platform handles the pre-screening, showings, follow ups. We like them because they actually do the showings remotely (via video or phone call). Better conversion rates and no worries about security
