Most state laws allow someone to back out if it doesn’t meet their expectations. They lose their deposit but don’t have to sign a lease.

we rent site unseen all the time too
Before we exchange money or keys we take them to the apartment and show them how to use everything and ask if they want to move forward but it’s backed by our 30 day guarantee and deposit is forfeited.

No addendum. I rent site unseen often. I take a lot of photos. I tell residents if they don’t like it they don’t have to take it - I also don’t make them forfeit the deposit. I’ve never had anyone say the apt was bad and back out (knock wood).

No, we have a satisfaction and service guarantee. If the person finds an issue or hates it, they have 7 days to allow us to remedy or notify us they don’t want to stay, they then have 30 days to vacate. I love it because it’s usually a bullet dodged cause there are some people that just refuse to be happy.

No. In FL, a lease is not valid until keys and money exchanged. If someone came to move in and changed their mind, I would refund everything minus app/admin fees.
