We currently have antiquated laundry equipment that are still coin operated in all our Los Angeles properties. Our properties vary from 6 units to 36 units. We are currently considering two Laundry room alternatives: purchasing our own machines; or signing a laundry contract with Wash Laundry, which would include new machines. We would greatly appreciate hearing from members of our community who have firsthand experience or knowledge on this matter.
If any of you have had dealings with Wash Laundry or have insights into the benefits and drawbacks of partnering with them, or alternatively, if anyone has experience with purchasing and managing their own laundry machines within a multi-family community, we would greatly value your input.
Thank you

I haven't dealt with Wash Laundry, but I'd rather not own the equipment. My maintenance team does not know how to work on them and my W/D company took such great care of my laundry rooms and my equipment!

Owning the machines is too much, unless you have an experienced appliance tech to do repairs and maintenance.
We use CSC and while we had some bumpy roads after covid, service is now back to normal and we are satisfied with them.

I dealt with Wash years ago (when they used to be called Web) and was happy. So recently, when laundry contracts expired at two of my properties, I switched from CSC (who is terrible) to Wash.
It’s been a year now and I couldn’t be happier. And the income is much higher which tells me that CSC was ripping us off.
Wash made the whole process easy and is really speedy when there are needed repairs or issues. I am happy to recommend them.

Wash is a better solution especially if maintenance is needed. See if you can negotiate a decorating allowance for each room if you were to sign a contract

My opinion is that laundry isnt a huge source of revenue but it can be a huge expense to maintain/ purchase equipment, especially for smaller unit #s. So just let the contractor carry the expense of the machines. Budget almost nothing for revenue. If you end up getting revenue then rhats a bonus.
In shopping for a contractor one thing to think about is how they will provide you with data on usage and income.
