In today's market, safety is a top priority for tenants, making it a critical factor in attracting and retaining residents. We'd like to gather your insights about safety enhancements within your communities.

 

I ran a complex in the middle of gang territory and actually cleaned it up and kept it safe. I definitely made a reputation for myself, but gained respect and a created a tight community. I did it with a show of force. I hired deputies from the local substation, had cameras in pretty much every spot throughout the complex, utilizing my on-site camera operator for everything that was needed, and made sure everyone felt comfortable enough to watch each other's backs and contact me with anything that went on that threatened the safety of our homes. I did this all without a gate or fence. Instead of ignoring things or treating people like they were beneath me, I stepped up, made sure they knew I was there and I CARED. I made the residents care. The police saw what I was doing and stood beside me.
And I filled doors and retained residents. I gave people a reason to stay. It wasn't easy, but vigilance and heart are what matters most.
