Is Facebook marketplace dead when it comes to apartment listings? Our city is saturated with the same company - not sure if anyone else is using other social outlets besides Facebook marketplace?

The bigger problem I have encountered with Marketplace are the 'naysayers ' who comment about rents being too high, landlords being greedy....It creates a negative feeling about the posting.

Right, it does seem dead. Then if you use it too much, you will get blocked. I would love some other ideas for free advertising also.

You get what you pay for. FBMP is full of tire kickers just lazily hitting the generic "Is this still available". They never follow up after you respond. Way more responsive traffic and better prospects on the pay sites like Zillow.

Is Market Place Dead? I think not! I received over 1500 leads for my clients in the last 30 days. With that being said, it depends on your area, the time that you post your ad, how many times you refresh your ad, how long it takes you to respond to your ad and HOW you respond. I get phone numbers and emails and send to the site to follow up.  It works for market rate and affordable housing. You just need to know how to WORK it!
