:::NOTICES TO ENTER::: Do you send notices to enter to doors or simply by email?? I am on a 372 unit property in Florida. We’ve had tons of inspections for all units recently! Tons! Sometimes the planned dates even change. I am trying to get away from printing insane amounts of paper notices. Of course, I always print and send non-payment notices to the doors and also legal violation / cure notices. What do you all do?? It would seem like in 2024 emailed notices of entry should be sufficient.
It depends on what is required by state law. Just because it “seems like” written (paper) notices shouldn’t be required in 2024, doesn’t mean that your state laws have been updated to agree with you.
If state law permits electronic notices of entry, and if your leases state that such notices can be provided electronically, then I think you’re good to go. Otherwise you might be asking for trouble.
We text everyone and form it in a way they need to respond to..that way it's in writing and then if they don't answer put a note on said door..very few don't respond
In FL if you are entering the unit it must be 24 hour notice. Unless you have a disclaimer that states otherwise I would ensure that you print it and post it you could also narrow down what units that you reasonably feel that you will be entering during that day or a week and notify them that way you’re not notifying the entire property at the same time unless you can feasibly enter all units at the same time.
Not everyone checks their emails. If you have something saying you can communicate electronically then yes but I would also text it. And make sure your residents know they need to be signed up and checking one or both
All it takes is one manager/maintenance entering a unit without the resident having checked their email..."Well your honor, i emailed them..." remember, you can be personally held liable for damages in a civil case. Don't risk it!!
