I am looking for real experiences regarding two topics: Liberty Rent and Second Chance communities, specifically the positives and negatives associated with them.
I manage a community in the southern part of Dallas, TX, and there have been more than 20 rental applications within the last month. However, they are all fraudulent applications, and it’s rumored that the applicants either owe another apartment community or have poor credit. Working in a credit challenged area, I am trying to find a happy medium between leasing to quality applicants and dealing with the CPN applicants that consistently apply. With an uptick in evictions due to flawed screening practices, we pivoted processed and working to clean up the communities. However, I have heard about Liberty Rent—if the application isn’t approved by the property, applicants would apply through Liberty Rent and potentially be approved.
The other aspect is Second Chance leasing. We’re unsure how this works and are reaching out to our peers for experiences or explanations.
