Greetings all!

Most of the time we are talking about how to retain our residents, how to fix something and what we can do to be better at social media... I have a challenge for you! Let's talk about some of our most valuable employees... the leasing team!

As a manager I am always trying to come up with ways to keep my team motivated to lease and retain. Since the traffic numbers have been slowly creeping up I think its more important then ever that we motivate our teams to ensure successful leasing. Every piece of traffic counts!!!


Let’s use a few different scenarios:

A small property with one leasing agent, one assistant manager and a manager

A medium sized property with 2 leasing agents, one assistant and a manager

A large property with 2 leasing agents, a leasing manager, one assistant and a manager


If you manage or have managed any of these offices scenarios or have one you wish to share please do! I want to hear the different ways the awesome Multifamily Insider managers are motivating their teams!!

I have the most difficulty with the small office team: I have done things like pedicures for the entire team if we meet our goal for the week and other various group projects but I would love to hear what others do!


I know its Friday but let's keep those creative juices flowing for a little while longer!

Honestly, the biggest motivation I ever had was when I worked for a small company with 8 employees working with condos and rentals and every quarter the owner would do an employee appreciation day. It was always a random day and it could be as simple as flowers on your desk with a nice card when you came in to work or a scheduled 45 minutes massage during work hours or a $50.00 gas card etc. It had nothing to do with meeting our goals and I think that is what meant the most was that even if we had a tough quarter he still let us know we were appreciated for the hard work we did do! Sometimes, people are motivated to do better when you do something nice for them because they come to work everyday putting their best foot forward and not always have it be about the numbers.

I wonder if reading the book on the 5 love languages would work in a sense with this. I understand we are talking about work motivation, but from what I understand, the book goes into how people like to be loved, such as with gifts, acts of services, etc. So by understanding how your individual team members like to be appreciated, you can better customize your motivational plan based on their needs specifically. Just an idea...

Brent - That is MY favorite book! Have read it at least 4 times... working on it again now :)

I use it in my personal and business life everyday! That's a great idea :)Thanks for the input.
