I think a lot of us would like to hear experiences everybody has had with HUD and Fair Housing complaints. Were you innocent until proven guilty, or did you feel it the other way around?
Kinda funny actually. I had to ask a resident to move due to her "activities" that were so loud they would wake the baby next door in the middle of the night. After more than three requests, moving furniture away from walls to help the situation and having to endure tape recordings of this "activity" I finally told her she needed to move out. She brought her boyfriend in with her to defend this request who was a member of a protected class. However, the issue was all about noise. She moved out. Well, I get a letter from HUD a week later claiming a discriminated based on .... wait for it....not what you think....family status. She wanted them to believe that due to her having 2 kids I was a non-friendly community and only wanted a certain demographic. Would have been very easy to disprove, however, all she requested was to not have to play her reletting fee and final month's rent. Corporate figured better that than a fight. We were able to settle without stating any fault. Sometimes you just want to prove yourself though. Wouldn't those tapes be great in court!!!!!!!!!! The process was not bad just frustrating when you know you are right but settle anyway for the sake of money.
