Do management companies use outside sources for their cabinet repairs, refacing and touchups prior to a move in, or do they usually try in house first?

We really focus on in-house repzir, but we are also extremely lucky to have the skilled techs that we do.

We usually source this as we have little luck finding techs that have the skill set to deal with it. I think it's a big area of opportunity [at least for us].

There are a number of considerations to using staff to do cabinet repairs to a large extent. You have to examine your turn rates and costs, occupancy and where their time is best used. Further the cost of hiring people with good cabinet repair skills is not necessarily a practical solution for apartment owners. There are a number of market driven solutions for cabinet repair and rework that will save you money and allow a greater focus on turning vacant units more quickly. Just some thoughts. My personal opinion is avoid using in-house staff unless you have turns of around 10% or less.
