Everyone's favorite 4 letter word is coming (❄️❄️❄️❄️) and we are looking at revamping our paper snow log, brainstorming a way to take pictures of the property before & after a snow event, or even finding an electronic way to log snow removal and routine salting. What do you do to minimize risk, even the simple stuff, during this wonderful time of the year lol

Guest Insider Get an app with the NWS logs for accumulation and have 1 person take pics before and after cleanup. Use a marker stake to get consistent view points . Create your own spreadsheet of categories that fit your property. Consult with your team to get input on the categories that matter for your property. There is no cut and dry way to make a template that will work for everyone. Some properties are more prone to ice and some are more prone to snow, know what is your problem area and find a plan that works for you. I hope this helps....

Lisa Domm HappyCo has some excellent inspection tools so you can not only schedule regular walks but also document them with photos and notes. Great for liability mitigation.

Guest Insider I am in Texas so planning is a crap shoot. However since our big freeze we have actually had some winter freezes we have prepared for. The very first thing I do is look at the weather, if we look like it’s gonna freeze I drain my Fire suppression system so those pipes don’t burst and they will if not drained. That puts my property on fire watch so I make sure that is lined up. We purchase a few bags of salt each month starting in September/October because we have a very small budget for it so when I see some room to get it I do. We start planning the notice that goes out to let everyone know to drip faucets have heat on. We get our vacants/model ready too. We cover all exterior plumbing… because in Texas no home and no apartment community is built to handle the weather we have had the last 3.5 years winter wise. We don’t get bad enough to vend out snow removal ect… but that one or two weeks it gets bad enough to bust our un insulated pipes. We have to get prepared and everyone freaks... Show more
