I work in the Motion Picture Industry as a Digital Visual Effects Artist and as much as I love what I do, I'm witnessing a major shift in how business is being done. An increasing number of jobs are going overseas, out of country, out of state and out of locale, making my options to remain where I live much more limited. Toward this end, my cousin Jeff (in the Motion Picture Sound Industry in Los Angeles) and I are committed to increasing our passive income in order to supplement and ultimately replace our W-2 income. We both have been investing in real estate since 1995 in trust deeds, single-family home rentals and pre-construction lending and we've begun building our multi-family business as well.
