For Craigslist and other media, we were wondering if anyone might reveal some snazzy titles that you have found grab attention.
Not the boring: 1 bedroom apt, clean, nice, blah blah blah

Now we say reveal because some understandably might not want to show their cards.

Here is my secret I look threw Welcome Home and use their verbage and taylor to my community. I also have used the following two Residents Wanted No Experince Needed and Why did the Chicken cross the road.

I try and make titles that seem to be unrelated to an apartment, this gets people curious and they look and it brings in leads. In the last 2 weeks we have received about 30 leads just from CL ads. One of the titles I used was " Don't judge me just because I am a big girl" and the ad focused on the fact that we take large dogs with no weight limit and it pictured a Newfoundland dog with a sad face. It generated a lot of leads. Try and make people curious about your ad.

I love that Betsy! I'm so going to use it today (even if I might get a little discussion about it later, if I get a lead or lease it was worth it). You are right we need to have titles that are unrelated to the apartment price and what we have to offer. All you see is 1x1 986 sq ft. So your not really getting interested in the ad just looking but when you see something different that pops out you are curious and then naturally you have to click on it, then you going to have to call the place with the sense of humor because who would not want to live at a fun place!?!?!

Great ideas. Here are a few I have had managers use as what I call "teasers." They get people interested as Betsy and everyone else is pointing to, and you would be surprised as to how many leases it can generate.

"Pets are people too!"
"Right size...right place!"
"If the space fits...lease it!"
"Want to make your friends jealous?"
"Wow, check this out!"
"Want more? Click here!"

Use your imagination and don't forget to think of how the social media system is working for you or can work for you today. Remember that some sites work well when you tie location to the message. i.e. "Orlando, a magical place!" If someone searches Orlando or Magic (the name of the basketball team here), you might pop up.

Great ideas! I always check out other markets and look around and borrow some of their ideas as well. For some reason Arizona area apartment communities are very witty... I always start my search there and see what cool titles I can borrow :)

We have tried hundreds of different ways of doing Craigslist ads, but the 2 that have really worked for us are
1. The employer specific ad. Example "Nestle Employee Special." With Craigslist being such a red ocean, putting a word that your prospects will recognize (like the name of their company) will immediatly grab their attention.

2. Doing something funny in the title. Back in Dec 09 we had an ad that said "Tell us a Tiger Woods Joke... Get a Special" The phone rang off the hook, (and we also got some great Tiger Jokes!"

Here are a few that I like:

If holding specials: "Spring into Savings at _________"

"Over 1,000 square feet of charm!"

"Less than $1 per square foot!" (Include this - catches the attention of those math oriented) User phrases that will catch the logic minded or dreamer minded.

If there are holidays coming up, use punchlines for that. Do you have any big resident events coming up? For St. Patricks Day time frame I used, "Find Your Pot 'O Gold at ______________" or "It's Your Lucky Day! Free Rent ~ Call Me Now For Specials!"

I like to include things about pets since we allow pets. What really stands out in your apartments that people love? Big walk in closets? Is there a washer and dryer included? Do you have washer dryer connections? Try "We have connections..." :) Lots of fun new exciting things. Wake people up! Refresh peoples spirit! What do people want when they come home at the end of the day? Long day at work? What do they get to come home to? My community is quiet, serene, comfortable, tidy. Who doesn't want those things? "FREE Carport! FREE Saturday Breakfast!" Things like that.

Great topic and great ideas! We have always taken a reserved approach on Craigslist using the "boring" titles :( thinking that we're putting what the customer is looking for at the top and front and center. I can't remember what survey it was now, but one recently mentioned how guys are much more likely to rent because of the dating opportunities rather than women. I think a fun approach would make the listing be a tongue in cheek personals listing with that type of wording :)
