Job Description - Leasing

Good Afternoon Everyone,

I am looking for a good job description for leasing. I don't want to re-invent the wheel, but looking for a good place to start. It's good to know, what other properties expect for leasing duties. I think my main problem is, getting my leasing agents to stay busy when no one is walking in the door. 

Unfortunately for them, we work in the same room, as my office is very small. I want them to stay busy. If anyone has a nice lengthy list of duties, I would appreciate it.

Along with the regular leasing duties, there's a lot of 'busy work' that could be done. Some ideas are: comp surveys, secret shops of all comps; phone, email, & in person if possible, online classes, (CALP, Grace Hill, etc) write thank you notes (pre-write for future use), sign birthday cards and anniversary cards for residents, (again future use) outreach marketing via online, look into community events you can attend or sponsor, the list goes on & on!
