After spending nearly a quarter million a year for a small portfolio we have purchased plow, spreader, trailer and toro. Now I have a week to come up with the policy

Maintenence reports 6am weekdays, 7am weekends. There is a property map that has marked priority areas to begin and then where to go once those areas are done. We start with handicapped ramps then around access areas to common areas such as office and laundry rooms then move on to sidewalks

In-house up to 6" accumulation; anything anticipated 6" or more, bring in a vendor.

Better expand your general liability coverage.
This might be an interesting exercise to throw at AI ChatGPT

Lisa Gallinar would love to see what you come up with. We do our snow removal but have never had a written policy. Guys just meet before an event and talk about the type coming - wet snow, fluffy light stuff, freezing stuff etc. We do main roads, then a plow truck & shovel person team up and go court by court. One team at each end of property & meet in the middle. Takes about 8 hours for a good snow.
Grounds salt each morning as needed around carports & problem areas, check again before leaving at 4

We got a service because those poor guys had to come in at 5:00 am and holidays and weekends. Enough was Enough. It’s not worth the injuries and colds.
