Our company is planning to consolidate the ACM positions at 2 of our Texas (The Woodlands) properties into 1 and promote one of the existing ACMs to the new position. We’ve done some research for this, but would love some feedback from you guys on fair compensation for this new position. The existing ACM is currently overseeing a 250-unit garden style community and the second property would add an additional 310 units (also garden style). Both properties are B+/A- range, the first property has gotten to a great delinquency percentage, but there’s definite room for improvement on the second property. The current ACM has 10+ years of experience in the industry and is very dedicated, and is currently making about $49,000 annually before bonuses/commissions. What do you think would be a fair increase in this situation?
I would do an organic search in your area and find out what 560 unit/dual site managers are earning, as if you were an employee looking to make a move. Underpaying loyal employees is not going to serve either party in this economy.
I would think further. If I read that right you are reducing the headcount and expanding the geographical reach to 560 unit dual site manager. And, both properties have issues now. Hmmm....notna good idea IMHO. Especially if the market gets softer.
