Do any of you have a standard system for dealing with noise complaints?? We are a new mid-rise. So many people complaining on each other for loud walking , door slamming and noises children just always make. People become so offended when you warn them of noise. The people complaining expect results from the office and continue complaints. Wondering how you all handle in a fair way…. Thx!

Do you have a news letter? Maybe start with an article about what is considered normal household noises. Everything you listed is considered normal noises.
I have had complaints because neighbors hear coffee makers come on at 4:30 and complaints about walking. Oh the complaints about 🚶‍♀️ as if walking is not normal.
I also started my "normal noise" education with the first tour and repeatedly, and daily. Normal noise is the mantra of each of my offices.
In close distance living, normal living noise is to be expected.

Renae Maisano something like that …. I send email reminders and often mention being friendly neighbors and limiting noise .

Anonymous member I don't ask anyone to eliminate "normal" noise
A 2 year old running up and down the hall is also, normal noise
Being friendly is also discussed often. We never know what type of day the family behind the door is having.

Hopefully you have a policy that you must have resident complaints in writing (on your form) we always thanked them for advising us, then we would either email or put a copy of the form on their door. While thanking them advise them you must have the form completed (dated and signed) in case the issue should end up in court. At this point assure them that you do not disclose who is complaining BUT if the issue should end up in court they would be called as a witness. This is to protect the company from a complaint of retaliation. Trust me if you can train everyone including Maint to state the same thing it will calm down the complaints as well as let the person complaining not think you are blowing them off.
It you are really getting a ton of complaints it’s 1) builder didn’t use enough sound board 2) you only have planks, no carpet. Planks are the new and requested item but the carpet helps filter the noise- good luck

Let all tenants know that there are quiet hours, (ours are before 7am and after 10pm, but other than that there will be the normal noise of living with other humans. Be careful when dealing with kids noise/parent type issues because you don't want to break any fair housing rules. Ask everyone to keep in mind that they have neighbors and to keep noise to a minimum, if possible. Always keep complaints anonymous and treat everyone the same, fairly. If noise becomes an issue after hours, such as loud parties, domestic disturbances etc, encourage them to call the police, then there is a written report if you need to evict later, plus it may just quiet down the offender.

A big part of the complaints are “child noises” as I’ve come to call them. Children running or jumping around. There is not carpet to pad this. People become very offended when you try to dictate what their children can do or how they should act. Very touchy.

In certain situations … if both parties are willing to- I ask them if they would like to share contact information with one another so that when they hear the noises that are excessive - they can communicate directly. Anytime I have gotten both to agree - I never heard from the complainant again.

I would start by asking the resident making the complaint to provide you with dates and times and description of the noise, as well as ask them to record the noise with their phones. If during business hours to call and you can send a team member to go in to their unit and listen to the noise. That way you would know if it’s excessive and requires a noise warning letter or if it is part of normal apartment living, in which case you would have a conversation with the resident about normal noises and how we can’t control that, which includes someone just walking, flushing the toilet, making coffee etc.

Do you have mandatory quiet hours? I once did a due diligence on a property where their community policies included “quiet hours from 9:00 pm until 7:00 am”
That included any noises from your apartment.
No clue how well it worked but it was an interesting solution.
