Our ideal investment profile would consist of a 20 - 350+ unit multifamily apartment building in the $500K - $15M+ price range. Investment properties must present attractive cash-on-cash returns, be located within stabilized rental markets, and present attractive upside potential. Our crowdfunding platform provides accredited investors with transparency, ease of communication, and 24/7 access to investment financial performance and asset management/allocation over the entirety of the holding period.
Although we specialize in multifamily apartment buildings, we look for real estate investment opportunities across a wide spectrum of property types and sizes. This includes multifamily and SFR portfolios, quick-flip SFR’s, duplex/triplex/fourplex, MHP’s, self-storage, retail, office, industrial and asset-backed debt financing opportunities.
Any investment opportunity submitted to Multivestment for placement on our platform will be vetted by our investment team. During this short evaluation process we primarily focus on key financial metrics which includes verifying stated income, operating expenses, vacancy factor, condition of physical plant, and any other component critical to offering the subject property to our investors. Properties presented for investment on the Multivestment platform are made available to both new investors who register with our portal as well as our existing pool of verified accredited investors. All offerings are made subject to Rule 506(c) of US Securities and Exchange Commission - Regulation D (Jobs Act/Crowdfunding).
Listed below are the general steps to selling a property on the Multivestment platform.
STEP #1: Subject Property is Submitted to Multivestment for Evaluation...
Our expert staff has over 125 years of combined experience in real estate syndication, investment financing, real estate law, and asset management. Our screening process is straight-forward but narrowly focused on screening-out the best properties for presentation to our investor database. If the subject property is overpriced, located within an unstable rental market, or otherwise unrealistically positioned for investment, it's likely it will not be a good fit for our platform. This doesn’t mean we exclude value-add/rehab properties from evaluation. In fact, these properties typically present the best opportunity for return on investment. However, there are certain minimum conditions that must be satisfied and we’ll be able to tell quickly if a given property doesn’t meet these requirements. When in-doubt, please submit your property and allow us to take a look.
STEP #2: Once it’s Determined that a Property is a Good Fit for our Platform…
Once we determine that a property is a good fit for the Multivestment platform we’ll submit a LOI to the property owner for review and approval. This LOI will state our offer price along with general terms and conditions of sale. Most importantly, this LOI will provide Multivestment with exclusivity to offer the property for investment on our platform. You can well imagine the problems arising from offering a property for investment, building excitement and collecting funds from participating investors only to discover that the property has been sold to another buyer. It is therefore a minimum requirement that any property we qualify for placement on our platform must be off-market and made exclusively available to Multivestment.
STEP #3: Commitment to Fund…
Once we have attained the needed investor participation and the subject property is funded, we will open escrow and proceed with closing subject to successful due diligence and any other term and/or condition of sale. Properties presented on the Multivestment platform typically fund within 5-30 days, depending on the price and the complexity of the offering. Generally, the entire process is shorter than it would be for an all-cash buyer. Of course this period may be extended by any unusual due diligence issues or if third-party lending is introduced into the acquisition and funding process.

4. Total number of rentable units
5. Unit mix with average rents for each unit type

7. YTD vacancy rate (please, no proforma numbers)
8. YTD operating expenses (please, no proforma numbers)
9. Any maintenance/management issues
Multivestment utilizes a third-party California licensed real estate brokerage company to facilitate the sale of any property listed on our platform. If you are a RE broker outside the state of California, please provide us with the selling commission and your acknowledgement that you will cooperate with an out-of-state broker on payment of said commission.
