Negotiated Discounts with Retail Tenants?

Does anyone have a lease with a retail tenant (located in or attached to your apartment community) that was negotiated in such a way as to offer a deep discount to apartment residents? ie. you discounted their rent by $1-$3/per sf per month in exchange for them giving a 50% discount to the apartment residents. Or you gave them more $$ up front for their TI but some of it was not part of their monthly...

Amenities - HELP!!
We have a building with zero amenities except for a small outside seating area. So no gym, club room, etc. The only thing we do have going for us is the building is brand new and nice.
Does anyone have ideas for what we could add or do to make the community attractive to apartment hunters vs the competition with amenities? Please don’t suggest putting the rooms on a discount, all of us can lease up a building that is priced...

Cristy Abud How about partnering with a gym that's close by for a reduced membership fee? or perhaps sponsor monthly meet ups at a dog park. Also maybe look into Community Rewards. I think they also offer a discount card to local businesses

Donje Putnam How about services? Dry cleaning picked up. Discounted cleaning services (by volume). Discounted mobile car cleaning. Discounted pet nail trims/spa. Do you have space for little library? A check out toolkit. Free concierge-type services like special deals with your local restaurants. A one time hanging pictures (get a waiver), or accent wall when they move in. See what people are interested in off your property and help coordinate those events for your residents. (book club, cooking clubs, but at a bookstore or restaurant, but coordinated by you).

Courtney Murrah I agree with focusing on services. If you're pet-friendly, I'd look at partnering with a service like Fetch/Rover (whichever has a franchise in your area) that has people come walk the pets for the owner. It's especially helpful if you don't have a dog park. Grocery delivery services are really popular. I actually first learned about Shipt (that I use constantly) at NAA. Just really think about if your apartments make it easy to drop groceries off (community refrigerators are discouraged by the company as the groceries need to go to the resident directly).
