Negotiated Discounts with Retail Tenants?
Does anyone have a lease with a retail tenant (located in or attached to your apartment community) that was negotiated in such a way as to offer a deep discount to apartment residents? ie. you discounted their rent by $1-$3/per sf per month in exchange for them giving a 50% discount to the apartment residents. Or you gave them more $$ up front for their TI but some of it was not part of their monthly...Negotiated Discounts with Retail Tenants?
Does anyone have a lease with a retail tenant (located in or attached to your apartment community) that was negotiated in such a way as to offer a deep discount to apartment residents? ie. you discounted their rent by $1-$3/per sf per month in exchange for them giving a 50% discount to the apartment residents. Or you gave them more $$ up front for their TI but some of it was not part of their monthly rent, it was credited toward significantly discounted memberships for apartment residents. (ie. instead of a $100,000 TI budget you gave them $110,000 in exchange for 50% discount on memberships for residents.
Has anyone done any version of that kind of arrangement with a retail tenant at your apartment?
