Does anyone have any marketing suggestions for additional places besides apartmentsdotcom, Zillow, and the free places from AppFolio? looking for some new marketing ideas to help us reach further.
Are you already maximizing the things that you are currently doing? Is your GBP as fully developed and robust as it an be? Have you added the functionality to your website that customers are looking for (because sometimes it's about converting the traffic you're getting to your website into leads/tours); video, interactive site maps, etc. Are you responding to reviews quickly? Are you doing any paid search for your own sites?

We have had good luck with Facebook-not JUST Marketplace but within groups on FB. For example, we are near UCDavis so I searched FB groups related to UCDavis. Maybe your town has a city FB page or neighborhood group. I don’t do it much now but in the past I have gone to a companies Human Resources department that had a large staff with cookies and our apt info. Okay and one more thing…does your city have different tabling opportunities? Maybe check with your Chamber. While these folks aren’t necessarily looking for housing but keeping your name in peoples mouths so to speak. Hope that all makes sense! Good luck!

Obviously digital places are great, but if you want to reach more you need to combine that with grassroots marketing. It’s rare people do it and when it’s rare that means you’ll really stand out.- have little marketing kits: cookies + marketing flyers and drop them off at local employers and businesses. Everyone likes cookies but other seasonal treats work too. - host a resident event (virtual or in person) and tell residents to invite their friends - Do Reels or Tiktok about why your community is unique. Like things about living in XYZ neighborhood in XYZ city that makes sense. These allow you to reach more people on social without paying anything and the neighborhood part helps you tailor it toward qualified traffic. - maximize your existing prospect list. At Sprout we did a whole follow up guide with ideas, designs, scripts, tips for this. Simply following up on existing leads in a personalized way can help your closing ratio. No one follows up and a lot of leads get left on the table.

Who are you trying to reach, professionals, students, military, retirees, sec8, shift workers, paroles, etc.Maybe current tenants can be better advocates and lower cost net net per new lease.
