Here we go! Let’s not rant but this topic always gets people amped-up! My opinion, if I text you at 10p and ask for a budget re-forecast for six props - of course I don’t expect you to re-forecast the budget at 10p. But I do expect a “got it, let’s talk in the AM - good night”. If I send a text at 10p and ask to if you’re available to meet for coffee in the AM, pretty benign I’d say. Teresa Bruno I know I'm not the norm in a conversation like this. I would not expect my teams to text or email me back at that hour however, if I receive a text or email from one of my teams or owner and it warrants a reply and I'm awake and on my phone or laptop I have no problem responding. I'm much more likely to respond at 10PM than I am at 5AM! Not a morning person so I prefer those early risers to wait and text me once I've had my morning coffee : ) I'm blessed to have a great team and corporate team that I work with so I'm not getting bent out of shape over something so minor. They would never demand anything of me at that hour anyway.

Vicki Sharp Everyone is different, as is demonstrated in this replies to this question. Personally, my phone is on until I go to bed, which is usually 8:30-9ish. I'm up between 4:30-5 and after a grab a cup of coffee, I'm on the computer/phone. Anytime I send a text or email after 5PM and before 8AM, I start it with "Do not respond until office hours". I never expect a reply, nor would I judge someone based on the time of their reply. Just not right.

Sort of related to multifamily. Read through the cities explanation why the landlord can’t evict. I’m moving to LA, you can get away anything out there - don’t even have to pay rent.

David Troup I’m a California landlord. And while some of our laws are a bit crazy, and the woman (tenant) in this case is definitely a grifter, this whole thing is completely the landlord's fault and it was completely foreseeable.
He rented out an illegal apartment that was built without permits and did not have a certificate of occupancy. That’s a recipe for self-destruction and that’s what he got. If you rent an illegal property to someone litigious or malicious, you might as well sign the deed over to them as they may end up owning the property.
The tenant is a scam artist for sure, but the property owner set himself up to be scammed and is a victim of his own greed. He knew the apartment was not permitted. As someone who follows the rules, I can’t get too upset about seeing bad things happen to people who don’t.
I also think anyone who rents property on sites like AirBnB is asking for trouble, as you basically lose your ability to vet the tenant before they move in. A little research on this woman...

Grace Law David Troup if it isn’t permitted and not a legal dwelling why doesn’t the city require her to move ASAP for her own safety? She shouldn’t have it both ways, continue to live there while claiming it is illegal.
