I’m asleep by 930 every night so I can wake up at 5 am and absolutely would not acknowledge any text sent to me. For an emergency everyone knows to call because a text won’t wake me.

Me personally, I use focus tracks on the iPhone. After 6pm any text or email notifications from EVERYONE work related is automatically silenced! Phone calls will come through for a few key people but otherwise, work notifications are completely silenced from 6pm to 8am! I’ve used it for years, I talk about it in interviews, and if any employer has an issue with it- I don’t move forward with the interview process! It’s plain and simple - work life balance!

Guest Insider Does the job specifically say, "On call 24/7. Business phone provided". If not, it is highly inappropriate to text an employee on their personal phone that late at night. If you can't manage your time as an employer to get that message out via email during working hours, then the lack of professionalism falls on you. You wait to call the employee during working hours first thing in the morning and follow up with an email. It's super inconsiderate, disrespectful, and sends a very clear message that you don't have boundaries.

Guest Insider Don't bug your employees on their off time. In many states, they could claim 15min of time worked for answering that text. Also, that message would be fine in an email - it would be one of the first in their inbox in the am. Leave them alone - they don't owe you a response at 10pm and you're rude for messaging them.
A rule I've gone by since I was a child - if you wouldn't call your grandma at that time of night, you don't need to be contacting anyone at that time of night. It's rude.

Mark Tanguay I'm a night owl and don't normally go to bed until around 2am and everybody knows it. If it's an emergency, you'd better CALL. And although I'm probably awake, that doesn't mean you can take my time for frivolous things. I do have motivated employees that text me late though... "I figured out a solution to xyz problem!" Those are sometimes a bit annoying but also their enthusiasm is good to see, and shouldn't be stifled. Personally, I text people all times of the night, but I schedule my texts to go out in the morning. 'Pre-work' texts like "can we meet at 9am?" go out at around 8am, work texts get scheduled to go out at 9am.

I would not expect my teams to text or email me back at that hour however, if I receive a text or email from one of my teams or owner and it warrants a reply and I'm awake and on my phone or laptop I have no problem responding. I'm much more likely to respond at 10PM than I am at 5AM! Not a morning person so I prefer those early risers to wait and text me once I've had my morning coffee : ) I'm blessed to have a great team and corporate team that I work with so I'm not getting bent out of shape over something so minor. They would never demand anything of me at that hour anyway.

Vicki Sharp Everyone is different, as is demonstrated in this replies to this question. Personally, my phone is on until I go to bed, which is usually 8:30-9ish. I'm up between 4:30-5 and after a grab a cup of coffee, I'm on the computer/phone. Anytime I send a text or email after 5PM and before 8AM, I start it with "Do not respond until office hours". I never expect a reply, nor would I judge someone based on the time of their reply. Just not right.

Janice Quill I had them bring their own translator. I had them provide identification. I made the translator sign an addendum that they were taking responsibility for ensuring that the prospective resident understood all terms of the lease in its entirety. I had the prospect sign a document that they chose the interpreter and agreed to the lease in its entirety and they take responsibility for their chosen translator. Something like this takes the liability away from your company, and puts the responsibility on the resident.

If you have a ton of units or if it's obvious that you aren't going to fill up fast... you can do something similar with the available selection or inventory in a certain building filling up... We ran a campaign along the lines of Apply today -- current inventory is at its largest now, and that won't last long...

To that note you can also play into Limited Availability: for example, add a message on the site such as Only a few apartments left in this building!

Going further down the rabbit hole, campaigns and offers can be another way to create a sense of urgency if they are paired well with a hard end date. I.e. Apply before 05/11/2024 and we'll cover your move-in costs etc etc.

Friends - I need your expertise. ‼️ Is it onsite or on-site when referring to property management? Hyphen or no hyphen? 🚨 Merriam Webster says on-site should be hyphenated. The Cambridge dictionary includes onsite (without the hyphen) and on-site (hyphenated), while the American Heritage dictionary only lists onsite (no hyphen).

Technically onsite or on-site are both correct, but on-site is still, for now, the preferred grammatical term.
