How are all of you handling your 7th circle of hell package deliveries? We have a property with 7 buildings. Some amazon delivery people do the right thing, but a lot of them just dump packages wherever they want. I have packages meant for people in other towns, other states, as well as for our residents but in wrong buildings. How do we stop the madness? I have chased down delivery trucks but I can’t be there for all of them.

Guest Insider We went with parcel pending lockers it has been a lot better but we still have issues some of the drivers just don't care. We've gotten to the point of threatening to ban Amazon from the property with their local dispatch they started sending supervisors out to verify it was being delivered correctly for a while. Hit or miss when it happens again though

Guest Insider Going through Amazon main number for customer service and complained multiple times until the local dispatch reached out directly. A lot of the drivers can provide that number also.

Guest Insider The problem is that the delivery companies (Amazon, UPS, etc.) penalize the drivers if they "get behind" and don't deliver a certain quota in a specific amount of time. Seriously. They risk losing their job if they aren't fast enough! Take it up with the corporate heads. (Our community had delivery lockers and that helped somewhat).

Guest Insider We have Parcel Pending but still have issues with delivery people dumping all the packages in the floor, not bothering to put them in the lockers.

Miles Scruggs Talk with the local delivery depot managers. Explain to them that you'd prefer not to trespass their drivers from the property, but if they aren't going to deliver properly that you'll have to do that. It gets sorted out real quick. They had to change up their routes after we trespassed one of their drivers because he wouldn't follow directions, I don't think they thought we were serious. Once the police showed up at the delivery depot with the order it got very real really quickly.
Here is the thing. If these were houses they would have to drive from house to house to drop things off. Way more time consuming. In an apartment building we have provided density and decreased their workload. There are zero reasons they can't still deliver to the doors. especially when they can do 30 doors at a time with one stop.

Allie Gartside You don’t lol. Not by chasing them down, not by parcel lockers. Because those lockers fill up and then the rest still get left on the floor or in your office.
If you can, get fetch. Your residents will not like the change. Will not like the fees but any new residents you have coming in, bundle it into the rent or CAM fees.
And I had parcel pending and it’s another headache. It can be plugged in but drop from the WiFi, couriers can still deliver packages but residents don’t get their codes. Then you have to go and manually open them searching for their package. Then you have old residents packages that will still get delivered. And again when they get full, packages still end up on the ground. So much so I had two resident units near our lockers they’d have to walk around packages. Then it becomes a hazard.
Your other option, befriend each courier with treats and goodies. Ask them nicely to deliver to the doors.

Guest Insider We do not accept packages at the office unless the resident requested it be left there specifically, or there is not an apartment number on it. We started this last year when we were tripping over boxes everywhere cause the drivers wouldn’t even attempt to deliver to door, they’d just dump them all on us. It’s made a huge difference. Put a sign on the door WITH their logos so they notice it Attn to fedex, ups, Amazon, and usps - we do not accept packages in the office unless requested by resident or missing apartment number. We are happy to provide you with a map or gate code if you need one. Thank you!

Anthony T Petrone These are our customers, they pay the bills, they pay your salary. They live here and should be able to get a package delivered to their home without feeling bad. Figure it out, create a log, organize, file, email, drop them off into their unit. Don't not accept, don't get mad, don't provide poor service. You got this!

JULIE MILLER Contact Amazon directly. I have 7 buildings as well and they deliver them to either the bottom floor of their building being delivered to or to the exact unit addressed

Riley O'Brien I’m pretty sure there is an Amazon delivery sign up somewhere last I set it up for a property it was Amazon Key (I forget the name) where you can call and coordinate with them your addresses and if you have a locker system or a main office etc. I think they mostly go out the window at the holidays but if they have Amazon key set up makes their life easier

Guest Insider We have a concierge team that accepts all packages, checks them in via ActiveBuilding, and delivers to the residents either in home or at the door with their permission. Those who don’t opt in we hold at the office and they pick up. It used to be through Valet Living but they did away with that program so we hired our concierges in house. An amenity residents seem to enjoy.
