Hi Again,
I had the question about my leaking windows last week. Now I have another question for Vendors (and any experienced PMs with remediation like this).
Vendors came in yesterday to see what was behind the wall. They said they found minimal damage. On Friday we’ll have someone else come in for leak detection and then early next week someone else to put up drywall paint etc.
This is how the vendor left our living room. Just exposed. I...

Guest Insider Yeah it looks to me like everything is remediated pretty well. They are probably just trying to figure out the putback. Sometimes the bureaucracy of our industry slows things from getting done quickly. But so far it looks like they are getting it done right.

Allie Gartside It’s been a year since I notified them of the leak. The PM only took me seriously when I reached out to her RM and the maintenance guys had to waive my business card in her face. (I’m in Property management too and would have NEVER, nor have I even let a leak go on for so long).

Kelly Martin What they said. Perfectly fine for the process.

Paul Hoffman Omg. I'm so sorry that you've experienced this. I'm assuming they've put in drying equipment. If everything was dry, I would put plastic over the exposed walls and insulation.
I would follow up with the PMC. They need to do better.

Allie Gartside Paul Hoffman So the last snow fall we had was the day after thanksgiving and we didn’t notice any leaking. They had someone come out and seal the interior and exterior of the windows and the turtle vents were replaced on the roof. It should have been mostly dry or dry. They only had a purifier when they were working. They also had the windows open while they worked.
I just don’t get why they’d take the plastic sheeting down from the area and yeah leave drying equipment out.
We’ve done our best to block off the area from our kids but it makes me uneasy. God forbid I have my back turned for a second and then turn around to find they’ve slipped through the barricade and messing with it.

Jonathan Cheville I do these kinds of remediations regularly and this is on the lower end of the severity that gets handled by an outside vendor. Trust me, you're getting A+ service primarily for your own piece of mind.

Guest Insider Since you’re in PM I’m sure you already know that “leaks” are sometimes the hardest to repair. It’s all about trying to do this or that and wait. This needs to stay open. Hopefully you allow them the time it is going to take to solve your issue. Since they are using contractors I’m sure you understand that they are at their mercy as far as scheduling. You might have weeks of people in and out till the problem is solved.

Kelli Windsor This is minimal damage. Your insulation looks ok and isn’t waterlogged or moldy.
It’s ok to have it not covered- Gotta leave it for a few days to air dry before the finish. Remediation looks good too with no signs of mold or mildew that I can see.
If they haven’t done a water test yet, they should and likely will. By forcing it to leak, it will help them pinpoint the problem and plan the repair.
Sounds like they have a solid plan if they follow through with the next steps.
