Traditional Chlorine vs Salt Water Chlorine Pool? We are a 256 unit community with a 10 year old Hayward chlorine system that is on the fritz. We’re trying to weigh out the pros and cons. I’d love to get feedback, especially if someone has done a chlorine to saltwater conversion themselves. Thank you.

Megan Goodmundson I had a new construction salt water pool and it was so so so difficult to keep clear. Just constant service calls and tons of money. A nightmare. Residents hated it.

Guest Insider Regular chlorine all the way. The salt ruins the cells and over time damages your coping and deck

Chris Finetto If you’re open 12 months, chlorine.
I’ve used ozone treatment equipment. Which works really well during low usage periods. I just supplement with chlorine during the busy season. During the low use seasons, virtually no chlorine is needed.

I’ve been in this industry for over 15 years and I’m getting a first…inflatable jacuzzi on a resident’s patio. It takes up the whole patio and looks tacky. Our community rules allow only attractive outdoor furniture and thriving plants, but I’m having trouble finding verbiage in the lease...

Guest Insider If it’s not fenced in, it’s typically against city rules, as children can jump in and drown. Maybe check your local landlord tenant act, search “pool” and maybe it’ll come up

Reba Shahan Yeah, i think the NAA lease leaves a lot of "open to interpretation" loopholes. Of course it can't specify everything. Regardless, they would find a reason it doesn't apply to them anyway …

The privately owned company I work for has not changed quarterly bonus structure in many years & I’m curious what others are doing. Currently our company gives a flat bonus to Community Manager & Leasing Manager when NOI goal is reached. Does not give commission on new leases & renewals or to...

Tina Vassaur I don’t disagree with you at all . End of the day employees take the hit for bad purchases and inflated proformas that are not possible to achieve .

Good afternoon all! What paid advertising can you not live without? Produces viable leads, communicative rep, etc. Our current provider is increasing our service by $720/month for one property and $469/month for the other making our advertising over $3500/month for them alone for our 300 units. Looking into other options now, as we are a small privately owned business.

Cayenne McPayne Whoa, I didn't know how much this stuff cost, that's insane. We did some Google ads and we were 700$ in the tank after a week.

Looking for software recommendations. I manage two luxury apartment communities in Bowling Green, KY. Not corporate owned or managed. One property has 97 units and the other 197, so a relatively small portfolio. We are currently using PropertyWare software which is not designed for multi family...

Miles Scruggs One of our switches was from Propertyware to Appfolio. Over the years we’ve done in depth multi hour evaluations of Rent Manager, Buildium, Breeze, Resman etc. because we are always open to switching to a better platform. Most of those platforms are half baked, and they all lack feature parity with Appfolio in the areas we care about. Appfolio’s weakness in my opinion would be its reporting. You just don’t have the ability to generate powerful reports like you do with Yardi, Propertyware etc. you still get lots of reporting but if you are a data nerd then you are going to be pulling stuff into excel and pivoting your way to a solution.
