I need some advise we are having terrible issues with illegal dumping outside and residents dumping huge boxes in chutes clogging chutes up to the 6th floor. Does anyone else have these issues? I have a 264 unit building in IL. Any suggestions is welcome. TIA

My maintenance team use to look for labels identifying who boxes they are and we would fine them for the amount of time the maintenance team took to unclog the chute-same with people throwing boxes in dumpsters or next to them.

2 things helped me. 1st - negotiate with valet trash to remove broken down boxes left behind the trash bins. 2nd - we turned our janitor closets into box rooms so the guys could just clean them out once weekly the valet trash approach was much more successful
