So I have a new situation, for me at least. I had a nice older (retired) couple apply to rent. Ran the usual checks. They both have great credit (>800!) and everything checks out, except that one of them came back with 41 (!) criminal reports. The reports are all from a far away state, where he has never lived. Guest Insider Put it on the screening company to figure out. Next person that applies with the same situation (criminal background) that looks differently and is denied will have quite the fair housing case.

Guest Insider The applicant would need to contact the company who processed it to verify. They should revise it. Don’t ever assume just bc they’re “X, Y, Z” that something couldn’t be them or happen.

Guest Insider Your screening company should be able to work with your applicant to determine if it’s fraud or connected to someone else with the same name. I don’t typically override those because IF you’re not correct, that can come back to bite you. I always put it back on the screening provider to look into and process a re-screen on the background once it’s resolved.

Chris Finetto Deona James - What she says! The Queen of Screening! This happens quite often. Name and DOB are the cross references. So it could be a similar name throwing up the flag, or he’s got a lot splaining to do to his wife. Besides, in most situations the lease is clear you that you are presented new findings that would have initially disqualify, you can terminate the lease. So, if you find out that he is an axe murderer after all, you can give him the boot.

Guest Insider Trust but verify. Perhaps the place or places where the crimes were committed have a judicial records search page. See what comes up there.

Samatha Figarella My screening company has a dispute button, if you tell them they are denied and they say that is not me, they call the "leasing desk" and dispute it and I get an email in 3 to 4 days saying they are clear and good to go!

Pamela Wise Our screening providers would clear this up in 25 hours and send written confirmation for the files. You will always regret overriding policies set for criminal behavior. Your emotions, which are probably 99.9% correct, but you are still basing a company supported business requirement on your emotion. Let the process workOtherwise you have no support on the back end.Besides, who says us old folks can't be bad, you'd be amazed.

Guest Insider Run the County Search and then I sometime use Fast People Search to look up addresses coordinated with the applicant

Erick Burke I'd try giving your screening company a call to confirm how they ran the search (name vs name and social) and have them confirm their information. If the information is correct try escalating the issue with them. Hope this helps!
