Ad Sources/ ILS - we have already tried Zillow , Apartmentlist and Apartments.com and while we get a lot of traffic, we do not get qualified traffic.

Social and digital ads specific to your demographics and geofencing parameters. In advertising you really have to be specific and everywhere. A whole marketing and communications plan is highly recommended.

Hi Kim.

I checked out 4 of your properties.

Apartment.com - Alara, it looks like they added to the title DO NOT USE (malicious, in my opinion). They added other pictures but kept your sign image. Same for August Court. They keep the pages to steal your traffic and divert it to other competitors. Tradewinds and Kirkwood work on Apartments com - has a form, and they don't divert traffic to others.

All of your sites don't have proper tracking installed. Use Google Tag Manager and conversion linker, and add the main domain and Yardi. All four properties have tracking issues.

Google Ads and Bing Ads are your top choice in marketing budget, followed by Social Media remarketing only. Remarketing should be on Facebook, Instagram, Tik Tok, Pinterest, and LinkedIn.

Google Ads and Bing Ads give you $500 credit.

Register your properties with top directory sites. The problem is that Apartments com dominates search pages and drives away your traffic. Set up schema on your websites for Facebook, Instagram, LinkedIn, Pinterest, Youtube, Tik Tok, and Yelp. Also, local schema. Your apartment brand will dominate your branded search queries. Update weekly all channels. Adobe express has a free integration and a calendar for schedule. Make sure you update your Bing Places. You can do it automatically by integrating Google my Business with Bing.

Stay away from full-blown ads on Facebook or other social media ads; do remarketing campaigns without expansions. $20-50 a month budget per channel. You are better off paying for the right setup vs. just clicks.

Make sure you change GMB main categories. It should be Apartment Complex as the main category and add secondary Apartment Building and Apartment Rental Agency.

Stay away from GeoFencing. It only works for larger volumes, and most people got no clue how to set it up. I see lots of fraud.

Hire a photographer for more images. Get sunset, sunrise, daytime, and nighttime pics. Add to your Google My Business profile, and Google will automatically show people the image based on time. I've used Stable Diffusion Image AI to change that part without a photographer automatically. Train managers to take pics regularly and add them to Google my Business.
