Who has leased upscale apartments….near train tracks ??
We have a few units just about 500 feet from the tracks. It can be quite noisy day and night! We’ve already reduced pricing and also placed a great gift card incentive on these units. Any other thoughts on how to spin it and get these leased up??

Throw in a free white noise machine for those units and noise reducing curtains

this is what I’ve done in the past and had it sitting in the unit. You can have one on and ready so when you do show it the noise is a little less reduced.

Is it near a station or just the tracks? We're almost on the tracks, but also steps from the station. The train goes into NYC, so we have a ton of commuters. We play up the convenience as a major benefit.
I thought we'd get tons of noise complaints, but people get ear-blind to it very quickly.

I've lived across the street from the train tracks. It would come through twice a night, shake my bed and blow the whistle. I would sleep right through it.

If there's a station nearby for commuters, maybe offer a free shuttle service from the train station. It's not cheap, but it could attract that demographic.

I worked at a luxury community right next to the tracks. My company no longer owns the property but look up lansdalestationapartments.com.
We leaned into the location. Commuting, walk ability and overall atmosphere when we’re there. We were consisting 96% or higher occupied.

You can purchase sound curtains to hang over the windows. They aren’t cheap and don’t look pretty, but do a great job of blocking outside noise.
