Cassie JohnsonJonathan Cheville yupppppp. Saying things like I need to maintain the exterior appropriately. A car hit one of our benches and massive metal planters that was installed into the concrete and busted all the screws and need a vendor to repair the concrete and custom metal planter and secure it again. We also have to work through their insurance. Which we all know how long that takes. ($15k in damages) wish it was a quick easy fix like everyone expects.
Chris FinettoWelcome to the fight! Get used to it! Hot summers push staff, residents and buildings to the limits…
Guest InsiderIt’s the heat. People turn ugly when they are hot.
Guest InsiderSome residents must be very needy. I've been in the same apt. for 4 years this past April and I think I've sent in two work orders for the garbage disposal and furnace.
Bill BurkHi Cassie, not sure where you are but what others have said is probably right. We are all tired from dealing with the heat both personally and professionally. We're getting blown up in the office and the service teams can't get their nose above water. Not sure what your teams overall relationship is, but the last time we had a big heat wave like this, I went and got the entire team squirt guns. Anytime a team member was snippy or rude to the other(s), the entire team had permission to nail 'em with the squirt gun. We all got wet, a couple of times. Including me. However it brought levity to the situation and we were able to laugh at ourselves and our behavior. We really became closer that Summer, and most of us are still connected on Facebook because of it. Hang in there. Treat them well. Find out what their favorite cold drinks and treats are and suprise them now and again. Buy popcicles, frozen treats and keep fruit like grapes in the fridge so they can grab and go. It works.
Amy WestBill Burk I love the water gun idea. Sounds fun! We also make sure to keep lots of water and Gatorade on hand for the team. And we do slurpee and ice cream runs. It will be fall before we know it. Hang in there!
Laura JordanBill Burk I keep my maintenance guy happy and fully stocked with chocolate year eound, extras here and there at holidays or for over and above work
Chris FinettoYou’re in this business because you’re tough
Guest InsiderChris Finetto Amen to that ! I worked 30+ years in property management. I been in all departments . Maintenance by far in the toughest. My last property was 1306 units in Newport Beach California. Need I say more . Hang in there
Kelsey Johnson“It is unacceptable that the lightbulb I put a work order in for five minutes ago isn’t completed. Such a simple task.” - yeah… the generic light bulb you need replaced that you can buy yourself at nearly any store is definitely more important than an active water leak in a garage let me pull maintenance from said active leak to replace that bulb
Guest InsiderKelsey Johnson it’s true. I am also amazed by residents who call the office 2 minutes before we close saying their faucet has been dripping for 3 days. “Someone is coming to fix it right now aren’t they?”
Kelsey JohnsonJean Cunningham Douglas OMG!! I just don’t understand why some people are the way they are. Drives me absolutely insane lol
Laura JordanJean Cunningham Douglas those are the ones for my maintenance sake, I ask how bad is the leak, and if not bad, say, put a bowl under it and we'll see you tomorrow
Cassie JohnsonI also have a fitness room that is locked by FOB and free weights have been stolen and a medicine ball. I’m notified days after something goes missing and my footage only goes so far back and I’m told the theft needs to stop. WHAT CAN I DO TO STOP THEFT WHEN ITS A LOCKED ROOM. I also can’t continue to buy equipment over and over again.
Brent WilliamsCassie, do you all do daily walk-throughs to check on fitness room equipment? That way, you could find out in time to get proper footage?
Guest InsiderYes!!!! People have been just nasty rude
Karen MallingerJust the sheer number is a little aggressive right now…
Guest InsiderPrioritizing can really set people off coming from a maintenance man himself. I am always polite, and make sure their concern will be taken care of before the day is over with.
courtney jenningsIt's like they are home and the wifi is out, so staring at the walls they've lived behind for 5 years now has everything wrong with it
