Leasing Contests???? What sort of leasing contests do you do with your team? Looking for something competitive, but also that inspires teamwork.

Dave Holland I challenged my team to reach 25 move ins in one month, with a stretch goal of 30 move ins. If they hit 25, we’d have a pizza party, if 30, the pizza party would be at a bar with wings and beer too.
We had a large white board “thermometer” in the office, and with each move in, would color in another section with red marker.
In the first month of the challenge we hit 22 move ins, so I challenged them again. The next month, they did amazing and had 56 moves in. That’s almost 3 per work day!
They earned both the party and bragging rights.

Chris Finetto “Best if leased by date…” Stale units, I’ve doubled or tripled the leasing bonus just to move them off the list. Nope, no concessions - they just have to sell what’s on the lot... Works every time…

DEANNA SEWARD I have put free hours inside colorful envelopes with specific unit numbers on the front of the envelope
Once they lease it - they can move the card to their side of the wall with their name on it but can't open it yet - once the move in happens on that unit they get to open the envelope and see what they won!

Jill Hall I only have one leasing consultant but I asked her what was in her Amazon cart that she really wanted and hasn’t pulled the trigger on…..an air fryer!! So I set a goal, she killed it and got the air fryer of her dreams!!!

Amanda Lynch Give individual goals with additional commission if each agent hits it but then give an overall goal for the entire team. The prize can be anything. The overall goal will inspire teamwork but the individual goals will keep them motivated.

Guest Insider Through out our company we did opportunities for renewals, move ins, saving move outs, and reviews.
We made it so all properties had a chance to win a particular category, there is always room for improvement.

Guest Insider One time we had prizes to choose from to the person who leased the most that week. You chose your gift so it was real competitive to get the nicer gifts. Gold bracelets, Victorias Secret Pajama sets and lotions, perfumes, cookware etc. I won a Victorias Secret silk pajama set, about 3 Victoria s secret lotions, a gold bracelet with paradox stones, a bracelet with black and purple jade. It was really fun.

Guest Insider I am in student, and our company is often willing to double or triple commissions if they are concerned about how long it’s been since we’ve last signed a lease. It really helps me motivate my team and honestly as the leasing manager it motivates me too.

Yvonne Cisman Lots of great ideas! I’ve found that first you need to ask each team member what motivates them. If they have common motivators then do a team goal with team prize. If they are motivated by different things then do individual goals with prizes that match those motivators.

Guest Insider Tic Tac Dough was a lot of fun for me back in the day! Put all of the aged vacants on the chart and if someone leased one, they got and additional $50, 3 in a row received and extra $500.

Guest Insider Friendly competition makes for some fun. Double commissions on long standing vacants. Lease and move in all assigned hot sheet units by a certain date and pay an additional bonus. Lease up or low occupancy, set occupancy goals by a certain date and give tickets to Disneyland or something equivalent. Free day off for the entire team if they hit an occupancy goal. There are so many fun ideas that make for a friendly competition. Assign leasing agent with a maintenance person. If they achieve a perfect turn white glove ready without a workorder within 30 days of move-in give that team a bonus.
As a Regional Director if any of my leasing team achieves 8 approved leases in a week I'll send them lunch the following week. Frankly I would send them lunch every week if it meant securing leases and reducing vacancy loss. The value of a lease outways the cost of a lunch and showing your team a token of appreciation goes further.
