???? MARKETING QUESTION ????I’m managing a super beautiful new property. We are a good half mile off the main road down a winding roadway (hidden basically). The city will not allow signage or flags on that main busy road. Anyone dealt with something like this?? Aside from digital, any ideas how we might be able to enhance traffic and have people find us?? Any creative ideas are helpful! Thank you!

Guest Insider This is old school but we always used sign spinners down at the main road. If you have a lively person out there doing it with taste, it draws your attention when you are driving by.

Guest Insider Perhaps you can get permission to do one of those large balloons that can go high enough for people to see it for a long way!
Also, for the odd floor plans, don’t let the team get hung up on that. Just like there are some folks that would rather look at a wall then a lake for privacy, there are folks out there who love the unique!

Guest Insider Check with the city regarding permits-some will let you put up balloons/flags if you apply for one. They are normally a couple hundred $$ for a specified period of time.

Allie Gartside Flyers at any local colleges, flyers in ANY coffee shop billboard. If you’re offering any concessions be sure to add that to your flyers. Figure out the major businesses in the area, for example my property is near a major medical campus and hospitals. We advertise directly at them like “Follow this bike route right from your building to X hospital!” Etc.
Just find that major business and like we would also offer waived fees for first responders. We’d get A LOT of medical professionals.
Then as annoying as it is to me, TikTok’s, Reels and try to get some positive Google reviews from any existing residents.

Guest Insider Building partnerships with the major businesses in the area has always been helpful. They have always let us leave our rack cards or collateral in their store fronts. Utilizing your PEP programs and cross promoting that way

Heather Blume What about focusing on the fact it can't be seen from the road? It tucked in and that implies it being serene without directly saying so. It's a hidden wonderland of a property that is a iykyk type of thing. "Turn here - IYKYK where to find happiness ( or whatever intangible ethereal thing you think will attract people in your market)" and then in smaller print the name of the apts.
