Kristina Janis Tell them you have to do an inspection , take pictures and call them in your office. If this is happening, chances are there is something going on with the resident. See if they want to talk about it? Mental health is real! Maybe that will be a way to get them to clean up. After that, do the violation/ letter, etc.

Guest Insider If the resident is otherwise one you’d want to retain, I would take a diplomatic approach. You can invite more issues that you’ll wish you hadn’t by being too aggressive. Frank and friendly is the way to go.

Guest Insider Look at your animal addendum, if you are in Texas you can designate where the animal can relieve itself and issue a violation based on that.
