HHello everyone, I hope all is well,

I am a commercial appraiser. I am currently valuing an existing apartment complex. My client is asking that I provide a replacement cost on the apartment buildings at the complex. This is to insure the buildings. Basically, I need to value each building as if a builder was hired to build just one building, not all of them at the same time. So the cost would be higher for one building.

Brent Williams mark smith, what market are you in? And just out of curiosity, why would the process be different if it was just one building versus them together?

mark smith Brent Williams Hello Brent. I do work all throughout Florida. The building cost difference is due to economies of scale. If you hired a builder to build 20 buildings, the cost may be $150 PSF; but if you hired them for just one building, it may be $225 PSF. The larger the job, which equates to money in hand for a longer period of time, will be discounted in relation to a smaller job which takes less time.
