I am a commercial appraiser. I am currently valuing an existing apartment complex. My client is asking that I provide a replacement cost on the apartment buildings at the complex. This is to insure the buildings. Basically, I need to value each building as if a builder was hired to build just one building, not all of them at the same time. So the cost would be higher for one building.

These are two and three-story buildings that house between six and ten 3/2 units each.
This all said, have any of you had to replace a single building recently? Maybe due to a fire or other reason?
If so, could I ask how much the total cost was, or better, yet if you know the cost per square foot?
I appreciate any insight any of you may have, your knowledge is better than using a cost program, which normally are incorrect.
