Please help I have over 1500 units in the same town and I'm trying to see if there's an alternative to my maintenance technicians having master keys my bosses want to get rid of them I can't think of any solutions to get rid of them my maintenance texts are heavily vetted and we have high turnover rates and tons of work orders any advice or help would be good because ultimately if my bosses tell me get rid of the master keys for my maintenance... Donna Blackman We got rid of Master keys about 3 years ago due to liability. If they get lost the cost to rekey and hiring Security 24 hours round the clock to protect the residents during the process was ridiculous. Everyone will get used to it, it just takes time

Donna Blackman Allison Graceffo we use HandiTrac Key Box. It is a monthly subscription to the service, and you have to scan keys in and out. They is no way for anyone to know what key fits to what unit since the scan codes determines where the keys go

Guest Insider I would switch to Miwa door fobs. It’s like a hotel keycard type system. It tracks whose card is entering where/what unit. You can program fobs or cards from your desk and can deactivate them from your desk. You fire someone and they don’t turn in their fob, cancel it. If a resident moves out and doesn’t turn in their fobs, when you make more fobs for the same unit, any old ones are deactivated.
When the batteries die, they are easy to replace and your whole team can swap them out. You wouldn’t need to wait for maintenance.

Guest Insider Stratisiot.com is also a door lock tech that would allow for master phone access that can be disabled or changed live at any time. Even better than master fobs since you don’t even have to track the fob.
It would require Bluetooth locks on the door, but have found it to be the most cost effective option

Guest Insider Master keys are a huge liability I perfer a key control system like key track but handi track is a good second. Of course you can go with electronic locks but it is a significant investment as people have discussed.

Amber Bell We have a key box with a copy of resident keys. The only apartments on a "master" is our vacants. We use smart locks, so after every turn we just rekey.
