Guest Insider No addendum. I rent site unseen often. I take a lot of photos. I tell residents if they don’t like it they don’t have to take it - I also don’t make them forfeit the deposit. I’ve never had anyone say the apt was bad and back out (knock wood).

If the person finds an issue or hates it, they have 7 days to allow us to remedy or notify us they don’t want to stay, they then have 30 days to vacate. I love it because it’s usually a bullet dodged cause there are some people that just refuse to be happy.

What language do you use when denying an applicant because their previous rental history is problematic? Specifically for marijuana use - i’m getting verbal negative feedback, but nothing in writing from previous property managers

What are the options when a tenant causes a catastrophic loss? Is there any option to go after them for damages?

Mike Powers You or your insurance carrier can sue anyone for liability tied to negligence. Small claims for small stuff, general tort claim for bigger.
Whether you collect or not who knows.
Say a resident left water running and flooded units. They were negligent. Your insurance would or should pursue recovery.
A kitchen fire might be harder to prove negligence.

Guest Insider I had a 45 unit 7 story building and 1 elevator was more than enough. No one had to wait more than 2-3 minutes and that was only during rush hour. The wait was 30 seconds 95% of the day. That being said, if your friend is willing to spend the money to provide a more “luxurious” feel then go for it.

What software would you suggest for a smaller developer 50 or less units? They want to collect rent, work orders etc. nothing too crazy. They are hands on. Can’t do AppFolio they have less than 50 units.

What methods are you using to determine fraudulent pay stubs and bank statements? Because I have an applicant right now who’s docs I personally know are false but they look very professional. Tax statements? Six months of bank statements will just give me more fake ones. Wish I could verify with the bank!

Guest Insider Bit late but I came across this thread when on a Landlord/Property Management subreddit. A few things:

1. Snappt is an excellent option but if you’d like to save money there are many ways to vet potential tenants that just require a bit of effort. And it costs virtually nothing!

2. The individuals that find it “fascinating” that there are human beings in such dire circumstances that they’d risk jail time to keep a roof over the heads of their families… might I suggest a different occupation.

3. Something I’ve done with my tenants in the last couple years is offer them weekly and bi-weekly rental agreements- something they’d typically only find with motels/vacation rentals. Many tenants live paycheck to paycheck and giving them the option to pay in small increments has seen our rate of eviction decline significantly.
