Does anyone have any suggestions of how we can improve this space? It's an elevator lobby in our garage. I thought about a seating area, but I don't want people really hanging out here. A dog wash station was not approved. We already have vending machines. Any other ideas for this space?

Megan Goodmundson there is likely very little options - i bet your fire dept wants that area pretty clear and free of obstruction - the mural suggestion is a good one - some nice floor mats, perhaps with property logos. honestly i might try to improve the look a bit but i'd spend money elsewhere. keep in mind ease of cleaning when you are thinking of options.

Guest Insider It's hard to tell, but I don't see sprinklers in this area? I wouldn't use it for public storage as it's a high traffic area. Does your maintenance staff use other spaces onsite for a janitors closet or attic stock that could actually be rented to your residents (better location, more finished)? If so, you could section off the back right past the elevators and move storage for staff there and rent out the other space. Just verify that you don't have elevator pressurization and that you have appropriate sprinkler heads.
Something you could do for instant results is paint the entire ceiling gray to match the base trim. It'll help the pipes disappear and create a uniform look.
A selfie mural is a great idea to activate the space and warm it up.
